Use Of Multiple Home Offers Spreading Throughout HRM, Says Realtor Phil Slauenwhite

The development of multiple offers on listings on the Halifax Peninsula, and particularly in the city’s Northend, is now spreading across Halifax Regional Municipality, reports Red Door Realty agent Phil Slauenwhite.
He has done recent deals in Lower Sackville and on the Beaver Bank Road where purchase and sales offers went beyond or at least matched the asking price. There were also multiple offers on a home in Lakeview out by Waverley on another listing Slauenwhite had.
“Secondhand, I hear there are lots of other multiple offers every where in HRM,” Slauenwhite tells The Notebook.
Realtor Rick Foster’s $6.5M Mansion Listing Is The Highest Price On MLS In Halifax Regional Municipality

Halifax-Chester realtor Rick Foster now has the largest asking price of a home in Halifax Regional Municipality on the realtor MLS website.
On Wednesday, Foster, who is with Royal LePage Atlantic put a $6.5 million seaside mansion on MLS.
Originally he listed the seaside mansion on exclusive offering, as I first reported in a news scoop in January.
At that commanding price, the 40-acre property and mansion is the largest residential asking price of an abode in all of HRM on the MLS website.

Prime Wyse Road Property Under Offer
Tom Gerard’s commercial brokerage entity, KW Commercial Realty has found a buyer for a prime property on Wyse Road, in Dartmouth.
The buyer’s identity has not been disclosed, but the real estate listing at 195 Wyse Road is under offer regarding a purchase and sales deal.
The property is a familiar sight to metro-Halifax residents, as it has been the former long-running used furniture store for Wyse Buyers.
Gerard’s brokerage had it listed for $1.1 million.
Development: Apartment Developer Yasser Mohamed Land Banks With Acquisition Of Manorhouse Furnishings Property On Bedford HWY

With a closing out sale at 49-year old Manorhouse Furnishings, the Lawrence Kidd family has sold the property.
The property at 600 Bedford HWY, sold for a purchase and sales price of $2.725 million, according to the Assessment Nova Scotia website.
Tom Gerard’s commercial brokerage business had been seeking $3.495 million for the 30,710 SF building, and property.
Since, 2013 the government tax assessment website lists all residential and commercial and industrial lands that sell in the province, disclosing both the assessment and sales price.
The gov website says the property sold on Feb. 14th, 2020.

The other week, Nicole Babineau, an executive with Lawen Group, gave The Notebook a tour of the just-completed 43-unit Flynn Flats apartment building on Hollis Street. (A link to my story on that tour is embedded at the end of this article.)
For this follow-up story, I chat with Babineau on the other projects the Louie Lawen-headed rental empire is undertaking currently and considering for the future.
Now under construction off Robie Street is The George at 6016 Pepperell Street. It will consist of 172 residences, and will feer close to 10,000 square feet of commercial space. It is expected to open in mid-2021.

Apartment Vacancy Rate In HRM Drops To 1% Of 51,000 Rental Units

There are 51,000 apartments in Halifax Regional Municipality, and Canada Mortgage & Housing Corp says the overall vacancy rate decreased from 1.6 per cent to 1 per cent.
It found the average rent for an apartment increased by 3.8 per cent to $1,113 per month, in its fall study released recently.
“The Halifax CMA vacancy rate continued to trend lower, down to 1 per cent from 1.6 per cent a year ago and average rents increased, as demand outpaced new rental apartment supply yet again in 2019,” says CMHC senior analyst Chris Janes.
The average two- bedroom rent was $1,202 up 3.7 per cent.
